Compensation: $80,000–$88,000 base + Bonus
Schedule: Monday–Friday, 8:30 a.m.–5:00 p.m. (30-minute lunch)
One of our clients is seeking an experienced Property Manager to oversee a beautifully maintained, 80-unit market-rate residential community on the South Shore. This is a hands-on role where you’ll serve as the face of the property, partner closely with ownership, and drive standards of service, occupancy, and financial performance.

One of our clients is seeking an experienced Property Manager to oversee a beautifully maintained, 80-unit market-rate residential community on the South Shore. This is a hands-on role where you’ll serve as the face of the property, partner closely with ownership, and drive standards of service, occupancy, and financial performance.
What You’ll Do
- Own day-to-day operations for an 80-unit, market-rate apartment community (1–2BR floor plans; full amenities).
- Serve as the primary point of contact for residents, vendors, and ownership; deliver a white-glove resident experience.
- Lead and coach the onsite Maintenance Supervisor; coordinate preventive and routine maintenance.
- Drive occupancy & retention through renewals, light marketing, tours, and resident engagement.
- Manage vendors & contracts (negotiate terms, monitor SLAs, ensure quality execution).
- Track budgets & expenses; prepare and submit accurate, timely reports to ownership/management.
- Enforce leases, rules, and safety policies while adhering to Fair Housing and company standards.
- Use Microsoft Office and Yardi (or similar PMS) for reporting, billing, and daily workflows.
- Proven Property Manager experience running market-rate multifamily properties.
- Market-rate operations expertise (leasing, renewals, budgeting, vendor oversight, resident relations).
- Comfortable operating independently as the only onsite office staff member.
- Strong communication, organization, and follow-through with ownership reporting.
- Proficiency in Yardi or similar PMS and Microsoft Office.
